Springview Estates is run by an enthusiastic proactive small team headed up by a senior professional manager with many years of experience in property management. We build good working relationships with our clients to provide a solid, professional management service and we always react quickly to solve any problems that might arise. We feel that being a smaller specialised team means we are more able to focus on the quality of service dedicated to our clients and their needs.

block MANAGEMENT

We pride ourselves on the excellent reputation that we have achieved amongst the freeholders and leaseholders of residential blocks that we manage. This has only come about through our professional, efficient and transparent service but underlying all this is our determination to go to all ends in ensuring a comfortable living environment for all leaseholders and residents in blocks which we manage. Whether we are dealing with freeholders, leaseholders or occupiers, we treat everyone with efficiency, respect and professionalism. We work only with reliable and trustworthy contractors and third parties, who share our integrity and core values. Your dedicated Property Manager will take responsibility for your property, and carry out regular site inspections, prepare and manage budgets, attend client and residents’ meetings and oversee our property management team on the day-to-day management of your property. We also operate an out-of-hours emergency helpline to assist you, no matter what time of day or night.

Block Management

Springview Estates operates a full management service including in house maintenance and work extremely well with Resident Associations and Management Companies. We work in accordance with the RICS Code of Practice for the Management of Residential Buildings.

GENERAL MAINTENANCE

The general day to day running and maintenance of the property is run from our offices. This involves settling the common parts electricity accounts, supervising the cleaners and gardeners and paying them, organising the buildings insurance, dealing with "lessees" problems, arranging for the servicing of drains etc, TV aerials, entry phones, clearing of gutters, roof repairs and anything relevant to the property. The Contracts for these services are now subject to Notices under the relevant Landlord & Tenant Acts dependent upon the cost of the annual contract.

GROUND RENT COLLECTION

Ground Rents are requested on their due date according to the relevant leases. They are sent out on the appropriate form incorporating Sections 47 & 48 of the Landlord & Tenant Act 1987.

Residential Management

Our residential management department offers a complete property management service for properties let on Assured Shorthold Tenancies in London.All our clients benefit from having a dedicated property manager who is responsible for managing their flat. In this way, we are able to manage the demands of our clients as well as the expectations of our tenants seamlessly. We are able to deal promptly and efficiently with any repairs or maintenance issues, which can be reported by tenants to our 24/7 maintenance team.
